Slab leak repair & reroutes

Most Florida homes are built on concrete slabs, so a leaking line under the floor can do damage for weeks before you see it. We find it, then fix it the least disruptive way.

Three ways to fix a slab leak

A slab leak is a leak in a water line running under or through the concrete foundation. Hot water lines are the most common culprit, because heat and movement wear the pipe where it rubs against concrete.

Once the leak is located with leak detection, there are usually three choices: break the slab and repair the spot, reroute the line above the slab, or repipe the affected area. We explain each option honestly so you can choose.

Signs of a slab leak

Warm spots on the floor

A hot water line leaking under tile or wood can make one area noticeably warm.

Water bill jumps

Usage climbs even though your habits haven’t changed.

Sound of running water

Hissing or running water when every fixture is off.

Damp flooring or baseboards

Wet carpet, lifting floors or musty smells near a wall.

Repair options

Least disruptive

Reroute the line

Abandon the leaking pipe and run a new line through walls or the attic. No concrete breaking in most homes.

Direct spot repair

Open the slab at the leak and repair the pipe. Good for a single leak on otherwise healthy pipe.

Long-term fix

Partial or full repipe

If the pipes under the slab are aging, replacing them overhead prevents the next leak.

  3. Repair

The fix is completed and the line is pressure-tested.

  4. Document

Slab Leak Repair FAQ

Do slab leaks always mean breaking the floor?

No. In many homes the best fix is a reroute through the walls or attic, which avoids breaking concrete entirely.

Is a slab leak an emergency?

It can be. Water under the slab can damage flooring and the foundation and lead to mold. If the meter is spinning, shut off the main and call.

Does homeowner’s insurance cover slab leaks?

Some policies cover access and resulting damage, though usually not the pipe itself. Check with your agent. We provide documentation for claims.

Will it happen again?

If the pipes are aging, more leaks are likely. That’s why we sometimes recommend rerouting or repiping instead of a single spot repair.
